Off-market deal flow · NYC

Off-market owners your competitors can’t see.

PropertyShark shows you the LLC. DeedGraph clusters the city’s owner records into denoised contact clusters, then shows the associated BBLs and their recorded public signals. Shared registration evidence is labeled as management, not ownership.

How it works

From 731K records to the name and the channels on file.

  1. 1Cluster

    Group the city’s owners

We group 731K HPD contact records by normalized person and business address, then strip out known registered-agent addresses. A cluster suggests shared management or registration, not ownership.

  2. 2Watch

    Read the public record daily

We ingest HPD and DOB violations, ECB judgments, and NYS tax warrants daily. ACRIS deeds and mortgages join the feed on the monthly ACRIS batch.

  3. 3Corroborate

    Confirm the human

Our AI agents cross-reference the cluster against the open web, press, and public filings to confirm the operator behind it, and cite every link to its source.

  4. 4Alert

    Follow selected buildings

Save the specific BBLs you care about to a watchlist. The alert workflow checks recorded BBL-linked events; it does not subscribe to an entire contact cluster.

FAQ

Questions, answered.

How fresh is the cluster data?
HPD officer records refresh monthly. Cluster recomputation runs weekly, and the BBL-linked distress change-feed (HPD class-C, FISP UNSAFE, and ECB judgment) rebuilds daily. Tax warrants remain report/search facts until their event rows are addressable to a BBL.
How is this different from PropertyShark?
PropertyShark shows you the LLC owner-of-record. DeedGraph hands you the cluster of buildings sharing a common officer and business address, then filters out registered-agent addresses (CSC, Northwest, and the like) that look like portfolios but aren’t. Many of these operators are hard to surface through standard owner-search tools, because they use multiple LLC names and registered-agent addresses.
What’s the coverage?
Every NYC BBL that appears in HPD registration contacts. We group clusters of at least five buildings and denoise known agent-of-process addresses. Shared registration evidence can indicate management or a common filing address; it does not prove common ownership.
Can I redistribute what I find?
Product access is for the subscribing organization’s internal use. Outside redistribution to clients or vendors requires explicit contract rights — talk to sales.
