We chose one market and went all the way down. That means we go further on NYC commercial property than anyone, and it means there are edges we won’t pretend to cover. Here’s exactly where the line is.
What we’re built for

- Owner named when a public trail exists, every claim cited to a source row.
- Source-timed signals: daily permits, HPD violations, and warrants; weekday DOB violations and FISP; monthly HPD registrations, ACRIS, and DOS records.
- Compliance cliffs ahead of the bill: LL97 (2024 + 2030 caps), FISP/LL11 cycles, 421-a / J-51 sunsets.
- Owner portfolios: the other NYC buildings we can link to the same operator through registration and filing trails, as far as the public record reveals.
Where our coverage stops
The edges, stated plainly.
New York City only
We cover the five boroughs and nothing else — by design. We’re the depth layer for NYC, not a national product. For nationwide transactions, CoStar and MSCI/RCA are the right tools.
Commercial and mixed-use, not single-family
Our focus is commercial and mixed-use buildings. Single-family homes are in the public record, but we don’t surface them, since the ownership signals we rely on aren’t there.
Out-of-state ownership ends at the state line
When an LLC is owned by a Delaware or Florida entity, the public chain stops there. We say so plainly and point you to the next source, rather than guess at a name.
Not a title search, appraisal, or KYC
We’re an intelligence layer, not a substitute for a title company, a licensed appraiser, or your KYC/AML provider. Layer us alongside those for due diligence.
Sources move on different clocks
DOB permits, HPD violations, and state warrants refresh daily; DOB violations and FISP refresh on weekdays; HPD registrations, ACRIS, and DOS records refresh monthly. PLUTO, DOF assessments, and energy filings follow the city’s slower release schedules.
Our promise on ownership
A name, or a clear reason there isn’t one.
We resolve the LLC to a named human wherever the public record allows it, and every claim links to the filing it came from. When an entity is a deliberate shell or runs through an out-of-state company the public record can’t pierce, we tell you that plainly instead of surfacing a guess. You always know which it is.
