Data sources

Core public-record feeds, joined and cited.

Every ownership and regulatory claim traces back to a government filing. Filed channels are public-record facts, shown with their source and date. When you run a report, we add web-found contacts labeled by source. Here’s what we ingest, who publishes it, and how often it refreshes. No scraped broker panels, no resold contact lists.

What we ingest

The feeds, by agency.

ACRIS

Monthly

NYC Department of Finance

Deeds, mortgages, assignments, and the parties who signed them. The spine of the ownership graph.

PLUTO

Annual

NYC Department of City Planning

Lot-level building attributes: use, size, zoning, units, year built.

DOB violations & permits

Daily permits; weekday violations

NYC Department of Buildings

Open violations, permit applications, and the applicant and owner names they carry.

HPD registrations & violations

Daily violations; monthly registrations

NYC Housing Preservation & Development

Registered owners, managing agents, and open housing violations.

DOF assessments & exemptions

Annual

NYC Department of Finance

Assessed values plus 421-a and J-51 exemptions and their sunset dates.

FISP / Local Law 11 filings

Weekdays

NYC Department of Buildings

Facade status by cycle: SAFE, SWARMP, or UNSAFE, with filing dates and the engineers who signed.

Corporate & officer records

Monthly

NY Department of State

LLC officers, registered agents, and filing addresses. The bridge from entity to human.

Tax warrants

Daily

NYS Department of Taxation and Finance

Open state tax warrants and the debtors they name. An early distress signal title reports miss.

How the joins across these feeds actually work is documented on the methodology page.

What we leave out

No panels, no resold lists.

We don’t buy contact panels, scrape broker databases, or resell anyone else’s lists. We also hold no consumer credit data of any kind. If you’re named in a public record and want it removed from DeedGraph, the removal request form goes straight to a human.
