- How fresh is the warrant data?
- We ingest NYS tax warrants daily from NYS DTF and refresh the HPD-officer match with that ingest. New matches become searchable; warrant events do not yet produce saved-BBL alerts.
- How is this different from PropertyShark or RCA?
- Neither cross-references NYS tax-warrant filings against HPD officer records. PropertyShark typically shows the LLC owner-of-record; RCA covers transaction comps but not enforcement signals. The 742-BBL trace is built from public-record cross-joins neither vendor publishes.
- What about the maturity wall?
- Refi and distressed-debt are the same buyer with two triggers, so maturity-wall intel lives inside this product. We derive NYC commercial-mortgage maturities from ACRIS and cross-reference J-51 / 421-a roll-off windows. The live feed is a Custom-plan add-on.
- What’s the coverage?
