How fresh is the data?
LL84 benchmarking and PLUTO are annual city releases. We recompute cap-exceedance from the latest available filings, and every row carries an as-of timestamp.
How is this different from PropertyShark or Reonomy?
Neither computes LL97 cap-exceedance. The cap math requires LL84 emissions joined to occupancy-class-specific 2024 limits, a derived calculation neither vendor publishes. We do the join, project it to 2030, and rank.
What’s the coverage?
All ~50,000 NYC LL97-covered properties (over 25,000 sqft). Your portfolio can be inside or outside the city — we flag any non-NYC BBLs as out-of-scope before processing.
Can I redistribute the report?
Your beta account covers internal use and your compliance counsel. Redistribution to outside parties needs explicit rights on an Enterprise agreement, so email us before you send a report outside the firm.
